Down Payment Assistance

Putting together the down payment is one of the biggest hurdles to first time homebuyers. Down payment Assistance is when a some or all of the down payment comes from someone other than the buyer.

Gift Funds

Gift funds are one of the most common ways for first time buyers to get a down payment. A close relative will gift the money to the buyer for all or part of the down payment.  Gift funds are accepted as down payment for almost all of the loans we offer. This is available to both first time and repeat buyers.

National/State Grants

These programs offer first time homebuyers a grant of part or all of the down payment. These programs are typically restricted to those with a minimum credit score, and with income at or below the county median. The big advantage is that the money provided under these grants do not have to be paid back.

 

CalHFA programs

We at Martin Lending Group offer the full range of Cal HFA loan and down payment assistance programs. These are described at www.calhfa.ca.gov. Under these programs the first time home buyer can apply for payment deferred loans for the down payment and closing costs. The interest rates are either zero or very low for these loans, and they don’t have to be paid back until the homeowner sells the home. There are no payments on these programs.
